57 <br />Article 6: Development standards <br />Section 6.5: Architectural Design Standards <br />r d'1, "�itl -i (- zkAP, IIIG TO t3F_ lH1Si_ NI_l t) HER— <br />Figure 6.5.1.C.5: Architectural Scale <br />irtervets a�t:� z sca# ate ira�l;ari t, t +ik#i� ,Fr <br />(c) All building elevations are to be architecturally treated so as to <br />avoid long, "unarticulated" or blank facades. <br />(6) Building Setbacks and Height 7 <br />(a) A variety of building and parking setbacks shall be provided in <br />order to avoid long monotonous building facades and to create <br />diversity. <br />(b) Placement of structures which creates opportunities for plazas, <br />courts, or gardens is encouraged. Setback areas can be used to <br />provide space for patio areas. <br />(7) Exterior Finish Materials <br />The following standards apply to new non - residential development in all <br />Economic Development Districts: <br />(a) Exterior finish materials must conform to and be in harmony with <br />the exterior design of neighboring structures and the overall <br />design of improvements described throughout these guidelines. <br />(b) Building exteriors must be constructed of materials which are <br />sufficiently durable to guarantee low maintenance and a <br />reasonable life span, and to withstand abuse by vandals or <br />accidental damage from machinery. <br />(c) Exterior materials must have an attractive texture, pattern or <br />quality of detailing. Acceptable building materials include those <br />which appear natural in texture and color such as stone, <br />unpainted brick, wood, and textured concrete. <br />(d) Siding must reflect in texture and color that which is typical of the <br />area and region. <br />(8) Roof Lines and Materials <br />The following standards apply to new non - residential development in all <br />Economic Development Districts: <br />6d7 Specific building setbacks noted in Article 3 <br />Orange County, North Carolina — DRAFT Unified Development Ordinance Page 6 -34 <br />
