Land Use Goal 3: A variety of land uses that are coordinated within a program and <br />pattern that limits sprawl, preserves community and rural character, minimizes land <br />use conflicts, supported by an efficient and balanced transportation system. <br />Objective LU -3.6: <br />Establish consistency between the Land Use Plan and the Water and Sewer <br />Management Planning and Boundary Agreement and Map. <br />Objective LU -3.8: <br />Develop a process for implementing small area plan recommendations through the <br />revision of County policies and regulations. <br />Obiective LU -3.9: <br />Create new zoning district(s) which allow for a mixing of commercial and residential <br />uses, a mixing of housing types, and creates a more pedestrian friendly <br />development pattern. New districts should be applied in areas where public services <br />exist or are planned for in the future, in areas that promote higher intensity and high <br />density uses on the Land Use Plan map. <br />Land Use Goal 6: A land use planning process that is transparent, fair, open, <br />efficient, and responsive. <br />Identify any activities this board /commission expects to carry out in 2011 as they <br />relate to established BOCC goals and priorities. <br />If applicable, is there a fiscal impact (i.e., funding, staff time, other resources) <br />associated with these proposed activities (please list). <br />Following the initial phase of UDO development, the Planning Board is to work with staff <br />to provide recommendations on future phases of UDO amendments to further <br />implement the Comprehensive Plan. The Board will also continue its work in <br />partnership with staff to further implement recommendations contained within small area <br />plans (i.e. Efland /Mebane, Eno, and NC 57 /Speedway Area. <br />The Planning Department's complete work plan, related to BOCC priorities, was <br />approved by the BOCC at the August 2009 Quarterly Public Hearing. These materials <br />illustrated the staging of the Department's work = small area plans and UDO to be <br />addressed first, followed by additional Comprehensive Plan implementation actions. <br />More recently, the BOCC has emphasized the need to revisit County regulations as <br />they pertain to Economic Development Districts (EDD). More specifically, the need to <br />modify Permitted Uses in the EDDs has been discussed and may become one of the <br />County's highest priorities following completion of the initial UDO. <br />During 2011, the Planning Board would like to place priority on the Planning <br />Department's work plan items that may have the greatest potential impacts on future <br />economic development opportunity in the County. Upon the request of the Planning <br />Board, staff has provided a summary (Attached) of its work plan items that could have <br />the greatest potential economic development related returns in the future. This <br />material reflects only the items that will be brought forward to the Planning Board during <br />the upcoming year and is not a comprehensive list of other economic development <br />
