Our Flagship Facility: <br />Z <br />The Entertainment and Sports Factory ( "Factory ") is designed as a unique family oriented fitness, <br />recreation and sports complex. It features: <br />• 40 acres, including a 20 acre baseball/softball complex and restaurant out parcels. <br />A 200,000 sq. ft. main building featuring twin NHL sized ice rinks, hockey, a full <br />sized XL Turf soccer field, youth and adult soccer, lacrosse, figure skating, batting <br />cages, basketball, go -carts, health and fitness club, Raleigh's largest specialty hockey <br />and soccer sports store, banquet hall, private party rooms, various retail outlets and <br />restaurants. <br />Complementing the sports & recreation theme, the complex features spacious common <br />areas and multiple entrances. The site provides ample parking for the 1.3 million <br />anticipated annual visitors. <br />Consultant Studies: <br />The town of Wake Forest engaged Kimley -Horn to evaluate similar facilities around the country to <br />assess economic impact and trip generation. They concluded that the most similar facility was in <br />Orlando, Florida. This facility generated a daily vehicle generation to the site of 1,740. Many of the <br />vehicles contained multiple passengers. It is therefore estimated that the facility would attract an <br />average of 3,500 visitors a day or approximate 1.3 million annually. This excludes the major <br />additional impact of tournaments and competitions. These numbers are significant not only for the core <br />business, but also for ancillary revenue generation such as retail, snack bar, vending, banners, dasher <br />board, sponsorships, etc. <br />Maior partner in The Factory: <br />Ammons Development Corporation: <br />For over 30 years, the Ammons family has been developing and building in the Raleigh area. They <br />have established a solid reputation for excellence, developing more than 3,000 acres and providing <br />communities that still bear the family name. <br />Their most recent project is Heritage Wake Forest, a mixed -use community offering housing, <br />commercial, and office space, all in close proximity. Heritage will consist of over 3,000 homes and a <br />• 100 -acre business park. This concept is similar to other Ammons projects such as Greystone Village <br />in North Raleigh, the Village at Nag's Head, and North Chase in Wilmington. Springmoor Retirement <br />Village has become one of the nation's foremost life care retirement communities and continues to be <br />managed by Ammons Development Corporation. They also manage the Heritage Golf and Country <br />Club. <br />
