Attachment 5 1 1
• There have been only 46 qualified commercial sales of both land only and improved properties
recorded from January 2009 through mid-September 2010. Of these, 10 are outside Carrboro-
Chapel Hill township and have a median sales ratio of 1.00 which would suggest through this
limited sample that commercial properties' values out in the "county" have held relatively
stable since 1/1/2009.
Of the 36 remaining sales around Carrboro-Chapel Hill, the median ratio is .99 which also
suggests overall stability in value for that area as well. Of these 36 sales , 10 are office condo
sales which represents the only commercial sector that shows a discernable pattern of declining
values (probably due to the glut and availability of office space, including new office space, in
that area).
Roger Gunn, Appraiser II
Specialization -Commercial Appraisal
•
