yH, <br /> 1 professionals recommend using a good quality primer and finro coats of latex paint <br /> 2 for exterior use. A mildew-inhibiting paint (or additive) may be appropriate for <br /> 3 buildings that tend to have recurrent mildew problems, despite proper <br /> 4 maintenance practices for vegetation and appropriate grading for the site. (See <br /> 5 also Section III A for Maintenance.) <br /> 6 <br /> 7 <br /> 8 DESIGN STANDARDS for Other Important Visual Features <br /> 9 <br /> 10 III-C-17. All character-defining elements and exterior features should be preserved. <br /> 11 <br /> 12 III-C-18. Elements that cannot be repaired should be replaced with accurate reproductions <br /> 13 in style and material. <br /> 14 <br /> 15 III-C-19. Additions, and new construction, should never dominate existing buildings. <br /> 16 Details (roofline, door, and window trim) and other visually important molding on <br /> 17 additions and new freestanding buildings should be visually compatible with <br /> 18 details on existing buildings. Can a new detached building be removed without permanently <br /> 29 altering the site? The HPC will review the local landmark application materials to <br /> 3o identify the most contributing elements of individual buildings and the most <br /> 31 contributing elements of the landmark site. These elements should remain intact, <br /> 32 during and after the proposed changes. Property owners should consider <br /> 33 reversibility when installing energy efficiency improvements such as solar panels, <br /> 34 since they may wish to upgrade to even more efficient units in the future. <br /> 35 <br /> 36 <br /> 37 DESIGN STANDARDS for Reversibility <br /> 38 <br /> 39 III-D-1. Large additions should be constructed as stand-alone units placed alongside <br /> 4o existing buildings, not integrated into the structure. Additions should be <br /> 41 constructed so that they can be removed in the future should circumstances <br /> 42 change. <br /> 43 <br /> 44 III-D-2. Care should be used when locating new or moved buildings to a local landmark <br /> 45 property. New detached construction and relocated older buildings should be <br /> 46 able to be removed from the site without altering the overall character of the <br /> 47 property.
