�f 2, <br /> 1 buildings. Their size and construction give information about the construction of <br /> 2 the building and often the wealth of the original owner. Windows and doors also <br /> 3 have a substantial impact on the appearance of the building. Their importance to <br /> 4 the historic integrity and visual character of older buildings is well documented; <br /> 5 many buildings are determined ineligible for the National Register once their <br /> 6 windows have been replaced. In addition, properly fitted restored or well- <br /> 7 maintained and weather stripped original windows with added storm windows <br /> 8 often provide superior thermal efficiency to replacement windows. <br /> 9 <br /> 10 Most of the windows in older homes in Orange County are double hung—finro <br /> 11 sash units that move up or down. The sash typically contains one to nine "lights" <br /> 12 or glass panes. The panes of glass are held in place by muntins—the wood grid <br /> 13 pattern. The size of the entire window unit, the size and number of lights, and the <br /> 14 width of the muntins are all.keys to when the building was constructed. Replacing <br /> 15 the windows with windows of another size or type alters the historic record of the <br /> 16 building and substantially changes its appearance. For example, if a house has <br /> 17 tall, elongated windows new units should respect these proportions and , <br /> 1g dimensions. Squat, square replacements would not be acceptable. ', <br /> 19 <br /> 2o Another commonly replaced building item is the window shutter. Historically, <br /> 21 shutters, whether solid shutters or louvered blinds, were hung on hinges and were <br /> 22 designed to fully cover the window or door. The HPC encourages property <br /> 23 owners to maintain working shutters. Requests to replace working shutters with <br /> 24 non-operable shutters whether wood or plastic will be discouraged. Requests to <br /> 25 add decorative shutters that are not original to the house will also be discouraged. <br /> 26 <br /> 27 The selection of windows and doors for additions or detached new construction is <br /> 2s also important. New windows should be visually compatible with existing units <br /> 29 and historically appropriate to the time of construction. New windows should <br /> 3o never make an addition or detached unit appear to have been built earlier than <br /> 31 the existing contributing building. <br /> 32 <br /> 33 <br /> 34 DESIGN STANDARDS for Windows and Doors <br /> 35 <br /> 36 III-C-9. The HPC encourages the use of storm windows to protect historic windows from <br /> 37 deterioration. � <br /> 38 <br /> 39 III-C-10. Existing windows and doors should be maintained and preserved. <br /> 40 <br /> ai III-C-11. When windows must be replaced, new units should be the same size, type, <br /> 42 design, and material as the original windows. <br /> 43 <br /> 44 III-C-12. Windows and doors should never be removed, or"covered over" without <br /> 45 replacement. Windows or doors that are not used can be enclosed using a <br /> 46 traditional method such as louvered blinds to create a "false" door or window <br /> 47 without disrupting the balance. <br /> 48 <br /> 49 III-C-13. The HPC discourages the use of replacement aluminum or vinyl windows on <br /> so contributing buildings. <br /> 51 <br /> 52 III-C-14. When new windows are used for an addition or detached new construction <br /> 53 project, units should have panes with individual wood muntins (true-divided <br /> 54 lights). Windows with "snap-in" muntin grids are inappropriate for historic <br /> 9/28/2010 Draft Orange County Design Standards 34 <br />
