Preliminary Plats (26 Lots ) <br /> ( 1) Buck Run <br /> (20 Lots - Cheeks Township) <br /> Presentation by Eddie Kirk. <br /> • <br /> The property is located on the north side of West <br /> Lebanon Road (SR 1306) in Cheeks Township. It is <br /> zoned Rural Residential and PW-II . The Land Use <br /> Plan designation is Rural Residential and <br /> Protected Watershed. The property is in the Back <br /> Creek Watershed. <br /> The total acreage of the tract is 97 .2 acres. <br /> Twenty (20 ) lots are proposed with each lot <br /> ranging in size from 40,588 square feet to 1 .73 <br /> acres . There will be approximately 71 .5 acres <br /> remaining which is indicated- as farm use. Each <br /> lot would be served by individual wells and <br /> septic tanks . <br /> The proposed road (Daniels Farm Road) is to be <br /> public and constructed to State standards. West <br /> Lebanon Road is considered a collector in the <br /> Comprehensive Plan. The latest traffic count on <br /> West Lebanon Road was in 1987 and indicated a <br /> count of 800. <br /> The Concept Plan for Buck Run was approved by the <br /> Planning Board on October 16, 1989 with the <br /> following conditions : <br /> 1. Dedication of additional right-of-way be <br /> considered and NCDOT be contacted for <br /> information concerning a turn lane. <br /> 2 . Lots 1, 2, 20 and 21 shall be reconfigured so <br /> that all lots have access to Daniels Farm <br /> Road. <br /> • <br /> 3 . The road be aligned to intersect with West <br /> Lebanon at a 90 degree angle. <br /> The Orange County Health Department has located a <br /> suitable area on each lot for a septic tank and <br /> drain field. <br /> The North Carolina Department of Transportation <br /> has indicated that the cul-de-sac right-of-way <br /> should be entirely within the subdivision <br /> boundaries . They also recommend a 200' right <br /> turn taper to improve safety at the intersection. <br />
