rJ' :.j <br />accommodate a 6-foot wide shoulder and ditches with a 2:1 slope. <br />,..~ <br />(19) Sight triangles are to be dedicated at the intersection of George Poe Road acid '= <br />McLennan's farm Road. -~° <br />(20) Access to Lots 8, 9, 10 and ll is to be limited to George Poe Road and shall be. <br />so noted on the site plan. <br />(21) If McLennan's Farm Road is to be extended, the cul-de-sac right-of-way must <br />revert to the adjoining property owners. A sign must be posted at the end of <br />the cul-de-sac indicating possible future road extension. A notation must be <br />place on the plan indicating same. <br />(22) Grading on the site shall be kept to a minimum, and existing vegetation shall <br />be retained wherever possible. All plans for drainage, soil erosion and <br />sedimentation control shall be reviewed and approved by Orange County before <br />the Special Use Permit is issued. In addition, Orange County shall inspect the <br />installation of control devices and the on-going work for the total project. <br />The project shall at all times meet the requirements of'the Orange County Soil <br />Erosion and Sedimentation Control Ordinance. <br />(23) Lot line dimensions must be denoted on the plans. <br />(24) Payment-in-lieu of dedication of recreation/open space must be submitted in the <br />amount of $1076.00. The exact nature of the recreation activities must be <br />denoted on the plan, including the location type of exercise stations and the <br />potential use of the open play area. All recreation facilities shall be <br />constructed as shown on the approved plan. <br />(25) The 12-foot utility easement must be labeled as a utility and pedestrian access <br />easement on the site plan. Pedestrian crosswalks must also be provided where <br />the jogging trial intersects McLennan's Farm Road. <br />(26) All electricity, telephone and cable television (CATV franchised by Orange <br />County to serve the development) utilities shall be installed underground. All <br />necessary easements to permit said utility installation, servicing and hook-up <br />to the development and to each unit within the development shall be provided at <br />no cost to the utility. <br />(27) Provide a legal description of the property to the Planning and Inspections <br />Department to complete the application. <br />(28) All signs shall be erected in compliance with Articles 9 (Signs) and 7.14 (PD- <br />H) of, the Orange County Zoning Ordinance following issuance of required sign <br />permits. No sign may be erected in the sight triangles for the entranceways to <br />the development. <br />(29) Revise the table of figures on the site plan to indicate compliance with <br />Article 5.1.1. <br />(30) Indicate on the site plan locations of all proposed buildings and specify the <br />approximate height of each (not to exceed 25 feet). <br />...; <br />(3l) A final boundary survey of the Planned Development shall be recorded by the <br />
