In Living Room, remove carpet and hardwood floor cover from entire <br />room. Remove subfloor to perimeter walls of room to expose existing <br />floor framing. NOTE: After existing framing is exposed and before. any <br />further work is performed, the Owner, Contractor and Rehabilitation <br />Specialist will meet to review the work, determine if further damage <br />exists, determine a course of action and, if necessary, a cost for any <br />additional work. Remove five (5) deteriorated floor joists extending from <br />front wall to intermediary wood girder. At mid-span of joists, supply and <br />install new drop girder properly anchored and supported by screw jacks <br />set on concrete pads and tied in to existing structure. Supply and install <br />five (5) new joists properly anchored and supported to drop girder, tied in <br />to existing structure, including blocking. New girder and joists to be <br />treated wood. Supply and install new subfloor over new joists with top of <br />subfloor to match existing. Supply and install new hardwood floor cover <br />over subfloor with top of floor cover to match existing. Finish hardwood <br />floor with stain and 3 coats of clear finish to match existing as close as <br />practical. Includes new baseboard and shoe mold. Floor reconstruction <br />work and any necessary disconnection of existing plumbing, electrical or <br />other utilities shall be performed in an efficient, workmanlike manner so <br />as to keep "down time" and temporary connections to a minimum. Price <br />indicated does not include interior and exterior cosmetic repairs, patching <br />cracks, painting, adjusting doors and windows, repair of siding, plumbing <br />or electrical. New materials and finishes to match existing as close as <br />practical. All work to code. <br />2. Replace one (1) damaged foundation vent in rear foundation wall of <br />house, complete. New materials and finishes to match existing as close as <br />practical. <br />B. ROOF & GUTTER <br />1. Remove existing composition shingle roof cover to sheathing on house, <br />front .porch and right side porch. NOTE: After existing roof cover is <br />removed, if further damage is discovered the Owner, Contractor and <br />Rehabilitation Specialist will meet to review the work, determine a course <br />of action and, if necessary, a cost for any additional work.
