point and place of BEGINNING along with the southern line of Dr. R.E. <br />Cushman south 87° 0' 17" east 513.87 feet to a stake; thence continuing with <br />said Cushman south 82° 17' 20" east 127.65 feet to a stake; thence south 1 ° 27' <br />53" west 505.65 feet to a stake thence along the northern line of Tract 1 as <br />shown on plat hereinafter referred to south 87° 56' 0" west 673.27 feet to a stake; <br />thence north 2° 1' 15" east 574.10 feet to place and point of beginning, <br />containing 8.192 acres more or less, and being all of parcel "B" as shown o.n <br />"PLAT OF THE PROPERTY SHEPHERD D. STOREY and wife, FLORENCE S. <br />STOREY" ,ACCORDING to plat and survey thereof by Norman A. Beaver, <br />Registered Land Surveyor dated October 22, 1977, recorded in Orange County <br />Registry in Plat Book 27, Page 126, to which reference is hereby made for a <br />more particular description of the same. <br />1. Sewer and water lines shall be extended at the time of site development in <br />accordance with Town of Hillsborough standards. <br />2. All water and sewer easements, if required, shall be shown on a plat and recorded <br />prior to issuance of certificate of occupancy. <br />3. Proposed drives and parking shall be installed and maintained as shown on the <br />January 23, 2006 site plan. <br />4. All NCDOT construction requirements shall be met. An encroachment agreement is <br />required for proposed utility work within the NC 86 Right-of-way. <br />5. Sidewalks shall be constructed and maintained as indicated on the approved site <br />plan. <br />6. Two access points on the north side of Storey Lane shall be permitted. Signage shall <br />be installed to direct the one-way traffic as indicated on the site plan. <br />7. Lighting and landscaping plans shall be approved prior to issuance of any building <br />permits. Installation in accordance with approved plans shall be complete prior to <br />issuance of certificate of occupancy. <br />8. Curb and gutter is required for all parking and drive areas. <br />9. If any condition of this Special Use Permit shall be held invalid or void, then this <br />Special Use Permit shall be void in it's entirety and of no effect. <br />10.This Special Use Permit shall automatically expire within twelve (12) months of the <br />date of approval if the use has not commenced or construction has not commenced <br />or proceeded unless a timely application for extension of the time limit is approved <br />by the Board of County Commissioners as provided by Section 8.4.11. of the Orange <br />County Zoning Ordinance. <br />11.
