~ ~ `~ <br />The first is to designate the Little River Watershed as a PW-II <br />overlay district. A PW-II overlay would also be applied to those <br />portions of the Upper Eno Watershed lying generally north of US 70 <br />and west of Coleman Loop Road not currently zoned with an overlay. <br />As mentioned earlier, this would lead to additional development <br />standards involving impervious surface and stream buffer <br />requirements. Portions of the Upper Eno Watershed draining directly <br />into main trunk streams of the Eno River would be designated as Water <br />Quality Critical Area with restrictions greater than those of PW-II. <br />Duke Forest lands south of I-8S is proposed to be changed from R-1 <br />Residential to Public Interest District which precludes most types of <br />development at this time. <br />Approximately nine acres adjacent to the Hillsborough <br />Extraterritorial Jurisdiction and Highland Woods Subdivision, and an <br />area bordered by Dimmocks Mill Road, the Township line and the <br />Hillsborough Extraterritorial Jurisdiction is proposed. to change from <br />Agricultural Residential to R-1 Residential. <br />One parcel on the west side of NC 86 north near Coleman Loop would <br />change from Neighborhood Commercial-2 to Existing Commercial-5 based <br />on its location outside an activity node. <br />Several commercial parcels on the south side of Old NC 10 near <br />Chandler Concrete would be upzoned from Existing Commercial-5 to <br />General Gommercial-4 based on inclusion in an activity node. This <br />same change would apply to Woods Brothers, on NC 86 south of <br />Wildwood. Although lot size and setback requirements are the same in <br />the two districts, permitted uses are greater in a GC-4 district. <br />One additional parcel on the south side of Old NC 10 is proposed to <br />change from Existing Industrial to GC-4 based on its current use as <br />an auto body shop. Although there are few permitted industrial uses <br />in a GC-4 zone, commercial uses are greater and lot restrictions less <br />stringent than in an existing industrial zone, reducing the <br />possibility of non-conformity. <br />One additional parcel, the Texaco Station on US 70 near St. Mary's <br />Road, has always been included in an activity node, but was <br />originally given an incorrect Existing Commercial-5 designation. We <br />are proposing that its zoning be changed to NC-2. <br />One commercial parcel, on NC 86 North, lies outside of any activity <br />node. The proposed rezoning would change its current zoning from <br />Neighborhood Commercial-2 to Existing Commercial-5 which is the <br />classification used for commercial property outside of activity <br />nodes. <br />There was no Board or public comment. <br />c.
