Marshall: <br />I am writing as president of Piedmont Atlantic, Inc.,. owner <br />of the above 65-acre pratiect near Chapel Hill Hinh School at the <br />Garner of Homestead Raad and Boners Raad. <br />In 1986 we obtained Preliminary Plat apQroval from Grange <br />Gounty far 75 single r`amily lots an 50 wooded acres at the above <br />site. To date we have or are in the process of develapinc all <br />these lots. The remaining 15 acres in our tract, which consists <br />mainly of old aasture (na trees), is located at the intersection <br />of Homestead and Rogers Roads. ' <br />because of terrain features, proximity to ma?or <br />thoroughfares, etc. we have never believed that the highest and <br />best use of the 15 acres at the carnet would be as large-lot <br />residential property. In fact, at the time we purchased the <br />property, the Land Use Plan designated the intersection as an <br />activity node for neirZl~borhorad business or office/institutional <br />use. <br />irve are ar~+~are that, subsequently, the activity Wade <br />designation was dropwed from the County Land Use Plan, Drimarily <br />because of stranp cwtizen ap~+cisition from property awner5 in the <br />Caivander area to proQased industrial activity in their <br />nei~hbarhood. <br />All the above is mentioned as background tct the matter at <br />hand. <br />The Town of :_.arrbora ttaard has recommended to the County <br />Cornrr.issioners that this intersection and alI our property be <br />zoned r~-EG. bJe agree with the R-2G designation r'ar aaproariate <br />residential sites, but we take strong exceation to zoninn this <br />entire tract as well as practically every seuare inch in the <br />Carrbaro durisdictian as R-20. We have offered testimony to the <br />Town board in apposition to this recommendation.
