i <br />1 ~' _,~ ~ <br />,~ ~ Permitted uses in the MU-OI district include single and <br />. two-family dwellings, and nor-residential uses such as <br />clinics, banks, printing/publishing establishments, etc. <br />If a development in a MU-Ol district meets the following <br />thresholds, then additional uses such as multi-family <br />dwellings, hotels and motels, general business, and <br />wholesale business are also permitted. <br />a. Minimum lot sire of twenty i?O) contiguous acres. <br />b. Uses proposed in one of the fallowing combinations: <br />(1) Office, commercial, and residential uses. <br />t2) Office and commercial uses. <br />t;,) Dffice and residential uses. <br />c. At least 60X of floor area devoted to <br />business office uses. <br />d. No mare than ~5X of floor area devoted to <br />business office uses. <br />The only tract which does not fit the MU-DI district <br />standards is the Chapel Hill Industrial F'ark. The Chanel <br />Hill Planning Director has indicated, however, that if <br />I...' building permits are approved far the lndustrial F'ark <br />j;.;;;,:.~ prior to the Joint Planning Agreement bect~ming <br />~'~=`-' effective, the Town will honor said permits and allow <br />Orange County to complete all required inspections <br />associated with the permits. <br />The final area designated or, the Chapel Hill Zoning Plan is <br />the area north of the Chanel Hill Industrial Park and other <br />properties front ir,g Eubanks Road. F~rapert ies in the area have <br />beer, desinnated MU-R-1 Mixed Use Residential-1.
