This would result in my clients <br />coming under the jurisdiction of two separate governmental <br />agencies in planning the development and the use of their entire <br />tract. If the Planning Staff recommendation were to be adapted, <br />then the property extending 400 feet from the Duke Forest border <br />into my clients' property would fall within the jurisdiction of <br />the Orange County Planning Board whereas the property of my <br />clients which lies 400 feet south of the Duke Forest would fall <br />within the planning jurisdiction of the Tawn of Carrbaro. <br />One solution to this problem would be to adjust the Northern <br />Transition Area II boundary so as to coincide with the southern <br />boundary of the.Duke Forest properties as suggested by the <br />Carrbaro Board of Aldermen and in addition, in cooperation with <br />the Tawn of Carrboro, to retain a natural buffer of such distance <br />from the Duke Forest properties as to afford those properties, <br />the protection the Commissioners may determine is sufficient to <br />protect the public interest. This would result in all of the <br />property belonging to my clients corning under the single <br />jurisdiction of the Town of Carrboro.
