- --- <br />-- <br />~~~ <br />_, Section 2.6 of the Joint Planning Agreement also sets forth procedures <br />for processing amendments to the Orange County Zoning Ordinance (and <br />Atlas), the Chapel Hi11 Land Development Ordinance and the Carrboro Land <br />Use Ordinance. <br />The proposed amendments to Articles 4.1.1 and 5.1.1 address item 2-a <br />above. The proposed amendments to Article 4.1.2 and 5,1.2 address item <br />2-b above. The proposed new Article 20.3.3 addresses item 3 above. <br />At its February 22, 19$$ meeting, the Chapel Hill Town Council adopted a <br />resolution requesting that the Board of Commissioners adopt by reference <br />the Chapel. Hill Land Development Ordinance and make its provisions <br />applicable to that portion of the Transition Area located within the <br />Chapel Hill Joint Development Review Area. <br />The Planning Staff recommends approval of the proposed Zoning Ordinance <br />text amendments and the incorporation,. by reference, of the Chapel Hill <br />Land Development Ordinance and the Carrboro Land Use Ordinance into the <br />Orange County Zoning Ordinance. ' <br />A Planning Board recommendation will be prepared on July 18, 1988. The <br />Board of Commissioners will consider the proposals fox decision on August <br />16, 1988. <br />Mrs. Ernestine Sink, resident on Mt. Sinai Road in the Rural Buffer, <br />asked what the amount of road frontage would be required with the 2-acre <br />minimum lot size in the Rural. Buffer. Marvin Collins responded that the <br />basic standard within the Rural Buffer is a minimum lot size of 2-acres. <br />The minimum lot width is 130 feet. There is no depth requirement, She <br />expressed concern that her son could not build on an adjoining lot since <br />it did not contain 2-acres, Chair Marshall and Commissioner Willhoit <br />asked that Planning Staff aid Mrs. Sink in determining the status of her <br />lot. <br />John Sherron, owner of a lot on Mt. Sinai Road asked that the distance <br />restriction from .Duke Forest be explained, Marvin Collins explained that <br />the 400-foot provision that Mr. Sherron is concerned about does not <br />affect his property is located, The question at hand is where do you <br />draw the boundary line between the Transition Area and Rural Buffer, <br />MOTION: Commissioner Willhoit moved, seconded by Commissioner Carey that the <br />public hearing items be referred to the Orange County Planning Board for <br />recommendation. <br />Vote was unanimous. <br />E.
