~~ <br />vague and needed clarification. <br />Commissioner Hartwell agreed with Mr. Latta <br />noting that the developers needed clarity and <br />help now. <br />Commissioner Carey expressed concern with <br />restrictive covenants asking if it should be <br />provisions restricting further subdivision <br />rather than restrictive covenants. Kirk <br />responded that it is understood in zoned <br />townships and rural buffer that minimum lot <br />size is already set and further subdivision is <br />prohibited. <br />Ann Joyner, developer, expressed concern with <br />the lack of specific guidelines. Hartwell <br />responded that while there still are some <br />problems with vagueness that this interim <br />policy does take care of some immediate <br />problems. <br />Motion was made by Commissioner Hartwell, <br />seconded by Cammissioner Carey to refer this item <br />to the Planning Board for recommendation to <br />the Commissioners on April 4. <br />Vote: Unanimous. <br />c. Comprehensive Plan <br />(1) Section IV - Minimum Design Standards <br />(References to "Land Use Plan") <br />The staff presentation was made by Eddie Kirk. <br />This item is to receive citizen comment on <br />proposed amendments to Section IV (Required <br />Minimum Design Standards) of the Subdivision <br />Regulations. <br />The Subdivision Regulations currently contain <br />references which cite the Land Use Plan in one <br />instance and the Comprehensive Plan in <br />another. Amendments are being proposed to the <br />Zoning Ordinance which re-define the nature <br />and intent of the Comprehensive Plan. To <br />provide consistent terminology throughout the <br />Subdivision Regulations, and, to provide <br />consistency between the Subdivision <br />Regulations and the Zoning Ordinance, all <br />
