The ordinance will initially establish the Orange County living wage at <br />$8.00 per hour and may provide for periodic (annual) changes to incorporate <br />cost of living increases. <br />ORANGE COUNTY ZONING ATLAS AMENDMENT <br />1. PD -2 -98 State Employees Credit Union <br />Request for approval of a Planned Development - Economic Development (PD- <br />ED) zoning designation and a Class A Special Use Permit to construct a 4800 <br />square -foot credit union facility with drive - through window on 2.07 acres. The <br />property is located at the southwest comer of Old NC 86 and Oakdale Drive <br />(4.44.B.22,23) in the Economic Development District. Development projects <br />in the Economic Development District (EDD) which do not meet all standards <br />specified in the EDD Design Manual may be approved by the Board of <br />Commissioners as a Planned Development with a Class A Special Use Permit. <br />The applicant is requesting Special Use Permit approval because the proposed <br />development project does not meet all of the standards specified in the EDD <br />Design Manual, including the requirement for a 100 - -foot buffer around the <br />perimeter of the Economic Development District, and the requirement that <br />parking areas be located to the rear of the building. <br />ORANGE COUNTY ZONING ORDINANCE TEXT AMENDMENT <br />1. Floor Area for Existing Non - residential Uses in Residential Districts <br />Proposed amendment to Article 5.1.2 Schedule for Non - residential <br />Development to allow an increase in the maximum floor area for additions to <br />existing non - residential uses permitted in the AR, RB, R -1, R -2, R -3, and R-4 <br />zoning districts from 8.8 percent, 10 percent, and 12.3 percent to 14.1 percent. <br />CLASS A SPECIAL USE PERMIT <br />1. PD -1 -98 Carolina Friends School (Modification) <br />Carolina Friends School is an existing private school located in the Rural <br />Buffer Zoning District on the north side of Mt. Sinai Road west of Friends <br />School Road, with access provided by Friends School Road. The property <br />contains about 38.62 acres and is known as Tax map lots 20A, 20B and 26A <br />of Tax Map 7, and lots 2 and 43A of Tax Map 6, in Chapel Hill Township. <br />The school currently operates under a Class A Special Use Permit due to the <br />type and size of the sewage disposal system and the use of multiple principal <br />structures. The Special Use Permit was originally issued in 1990 and was <br />modified in 1992, 1993, 1996, and 1997. The proposed modification is for a <br />master plan to expand the school including a new entrance on Friends School <br />Road, athletic fields, and 50,450 square feet of floor area in a meeting house, <br />multi- purpose center and additions to existing buildings. <br />
