2. How much of the Rural Industrial Activity Node is zoned industrial ? <br />4 <br />The Rural Industrial Node is contained within cone-half mile (2640 feet) <br />radius extending from the center of the southern intersection of Coleman <br />Loop and NC Highway 86 and encompasses 502.6 acres. Currently 29.01 <br />acres or 5.77 percent of the node is zoned I-1 or PD-I-1. If the proposed <br />rezoning is approved, the percentage will increase to 6.36. Within the <br />Rural Industrial Node, the Zoning Ordinance does not limit the amount of <br />land which may be zoned light industrial. <br />3. Where are the nearest water and sewer lines ? <br />Public water service from the Town of Hillsborough is located 0.7 mile <br />south of the subject property on the west side of NC 86 at Rocky Lane. <br />The owners of Major Business Forms extended a private water line from <br />that point to serve their facility. Sewer service from the Town of <br />Hillsborough currently ends at the intersection of NC 86 and Highway 57 <br />and is proposed to be extended north in the next two years. <br />RECOMMENDATION: The Administration recommends that the Board of Commissioners approve <br />the proposed Zoning Atlas amendment as per the Planning Board <br />recommendation. <br />
