The property is <br />located in Eno Township on the east side of Lawrence Road (SR 1709). One <br />lot is proposed out of 69.18 acres. The zoning designation is Rural <br />Residential. The .Land Use Plan designation is Rural Residential. <br />The Planning Board recommended approval subject to a request from DOT <br />that the applicant show the driveway entrance on the plat. <br />Motion .was made by Commissioner Hartwell, seconded by <br />Commissioner Willhoit to approve the preliminary plan for the division of <br />tract #3 of the J. HUNTSMAN TRACE: SECTION TWO - PRELIMINARY PLAN <br />- The presentation was made by Greg Szymik. The property is <br />• located in Little River Township on the south side of Walker's Farm Road <br />(SR 1575). Six lots are proposed out of 20.44 acres. The Land Use Plan <br />designation is Rural Residential. FOX MEADOW: SECTION FOUR - PRELIMINARY PLAT <br />The presentation was made by Greg Szymik. .The property is <br />located in Chapel Hill Township off Rogers Road (SR 1729). The Land Use <br />Plan and zoning district are Rural Buffer. Forty-three (43) lots are <br />proposed out of 51.2 acres. The development will be constructed in five <br />phases. Fox Meadows is exempted from compliance with Rural Buffer <br />standards per Board of Commissioners policy applicable to preliminary <br />plats in process prior to 19 August 1986. All applicable agencies have <br />reviewed and approved the proposal. The applicant proposed dedication of <br />5.1 acres for recreation purposes. The Planning Board recommended <br />approval subject to four conditions. <br />Motion was made by Commissioner Carey, seconded by Commissioner <br />Halkiotis to approve the preliminary plat for Fox Meadow, Section Four <br />subject to four conditions: (1) lots 84 through 88 to receive access <br />from Kit Lane, (2) lots 70 through 73 to receive access from South Hound <br />Court, (3) pedestrian easement (25 feet in width) to be provided adjacent <br />to western property lines of lots 87 and 88 extending from Tallyho Trail <br />to proposed recreation site; and (4) approval of proposed recreation site <br />by Orange County Recreation and Parks Advisory Council. <br />VOTE: UNANIMOUS. <br />6.
