Article 213.2 Zoning Ordinance Amendment Requirements <br />a. Fully dimensioned map @a 1" 20'. See Site Plans. <br />Legal description of land. See Exhibit D (two sheets). <br />b. N/A - No error alleged. <br />C. Reduction of the 100' perimeter buffer is required to fit the building and parking on the <br />site. This variances requires a Class A Special Use Permit. This proposed amendment is <br />necessary to provide the citizens of Hillsborough with safe ingress / egress to the project <br />site as well as provide a vital banking service to the community. Increased landscaping in <br />the buffers have been added to enhance off -site views. <br />d. The proposed use meets goals six and nine of the Orange County Comprehensive Plan. <br />Goal Six encourages the promotion of economic development which <br />emphasizes employment, meeting local needs while preserving the character of <br />communities and protecting the natural environment. The proposed use will provide <br />employment opportunities and meet the needs of the local community by providing a <br />state of the art banking facility. The character of the community will be preserved by the <br />residential scale and style of architecture. The preservation of existing trees and intense <br />installation <br />of new landscaping will enhance the community appearance. The natural environment is <br />protected through the use of BMP's, Best Management Practices, to handle storm water <br />runoff and impurities. <br />Goal Nine encourages the provision of water and sewer lines in those areas <br />which can be practically and efficiently served by these facilities. The applicant plans <br />to extend sanitary sewer service to the project site which is located in the Economic <br />Development District, a district created to encourage commercial development. By <br />extending the sewer, the applicant provides provisions for the County to practically and <br />efficiently serve this area. <br />E <br />
