i' <br />1.0 Executive Summary <br />The proposed State Employee's Credit Union development is to be located on a 2.07 -acre <br />site in the southwest quadrant of the intersection of Old NC 36 and Oakdale Road in <br />Hillsborough, North Carolina. The a;ea is currently zoned Economic Development. The <br />proposed development consists of a 4,837 square foot (SF) bank with drive - through and <br />future expansion plans to total 6,075 SF. As currently envisioned, the proposed <br />development will be completed (built -out) in 1998. <br />The Traffic Impact Analysis (TIA) has been accomplished to determine the future impact <br />of the development on the adjacent roadway network. The following is a summary of the <br />TIA findings. <br />■ Access into the development will consist of one driveway along Old NC 86 and one <br />j driveway along Oakdale Road. Both driveways are proposed to have full movement <br />t access. <br />■ The signalized intersection of Old NC 86 and Oakdale Road is currently operating <br />acceptably and will continue to operate at an acceptable Level -of- Service (LOS) during <br />1998 with no roadway improvements. <br />■ The site driveway on Old NC 36 is projected to operate acceptably in 1998 during the <br />PM peak -hour with existing signal timing and phasing. <br />• The proposed location of the driveway on Old INC 86 will not interfere with operation <br />of the signalized intersection. It is recommended that the driveway line up with the <br />existing driveway across the street to avoid left -turn conflicts. If the driveway is not <br />able to line up with the existing drive, other measures regarding the driveway will be <br />discussed with Orange County and with NCDOT. <br />-I - <br />
