4 <br />- Five year lease term with one three year renewal; <br />- CPI adjustments used as annual escalators throughout the life of the lease and <br />renewals; <br />- Landlord wilt finish minor renovation work in the Dental area, including carpet and <br />paint walls at Landlord's expense; <br />- Landlord will finish carpet replacement and painting walls in Public Defender area at <br />Landlord's cost; County will reimburse Landlord approximately $13,000 for <br />renovation work to be accomplished in this area. <br />- All other terms and conditions remain the same as reflected in the existing lease and <br />subsequent renewals. <br />RECOMMENDATION: The Manager recommends that the Board approve the lease <br />renewal for Carr Mill Mall space as presented; approve the space reallocation plan as <br />presented; and authorize the Chair to sign on behalf of the Board. <br />
