M M I ff U <br />The current zoning is Rural Buffer and University Lake Protected <br />Watershed. Formerly the property was located entirely in Chatham County <br />until 1990 or 1991 when Orange and Chatham Counties agreed on the <br />location of the county line. At this location, the boundary moved south <br />approximately 240 feet. <br />The 5 -acre portion of the proposed subdivision in Orange County involves <br />part of two lots and the subdivision entrance on Booth Road. A major <br />subdivision application is required because a new public road is being <br />dedicated. At least nineteen other new lots in Price Creek Estates have <br />received approval from Chatham County. <br />Much of the acreage slopes to the west draining into the East Branch of <br />Price Creek which flows north approximately one mile and empties into <br />University Lake. The lots will be served by individual wells and septic <br />systems. Letters from NCDOT explain how construction of the proposed <br />road and future maintenance will be reviewed and implemented, given that <br />Chatham and Orange Counties are in different DOT districts. The letters <br />are attachments to these minutes on pages <br />The Planning Staff recommends approval of the Concept Plan for Price <br />Creek Estates with a public road built to State standards and one condition <br />of approval: <br />1. Choose a road name that does not duplicate other road names in <br />Orange County. <br />Searles asked about the differences in Chatham County's regulations that <br />this Board needed to be aware of Applicant, Warren Mitchell, responded <br />that the Chatham County has a one -acre minimum lot size. These lots <br />average over two acres because of the availability of perc sites. <br />Price asked about emergency services. Cameron responded that <br />correspondence with EMS indicated that the 911 system is such that when a <br />call comes in the location is indicated and the call is routed to the proper <br />agency. <br />MOTION: Price moved approval as recommended by the Planning Staff.
