One pri- <br />emmnce is located on Lawrence Road (Phase p: the second is located on <br />Business GS 70 (Phase 11). At each of these entrances protected left mm lanes <br />meeting NCDOT standards will be constructed along with safe bus tumour lanes <br />for future use by public & school buses. The secondary access point is in Phase III <br />and would correct the site with the existing right -of -way of Lori Drive on the <br />southern side of the site. <br />All roads within the site are proposed to be public. designed and built to NCDOT <br />standards, and dedicated to NCDOT upon completion of the required number of <br />lots per road length. <br />The design for these internal streets includes a 27 feet wide curb and gutter design <br />with 5 feet wide sidewalks on each side of all streets within the development. The <br />homeowners association and individual homeowners will maintain sidewalks. <br />wart and Lot Arraneement <br />A neo- traditiorml pattern of roadways and lots Is proposed, tempered by the needs <br />to observe and blend with the existing topography, vegetation, and utility service <br />requirements. With one - exception there are no cul -de -sacs in the proposal and <br />future connections from this site to properties to the east and southeast of the site <br />are shown. <br />Lm & Home Sizes and Value <br />The proposed lot sifts for Lawrence Park are between 7.650 square feet and 8,000 <br />square f [. Fifty-tutee percent (53%) of the lob (126) will have pemrium open <br />space bordering their seer or side lot lines.
