z <br />A type C 40-firm landscaped buffer is pmvided around the facility with existing <br />force meeting the buffer requirement. The site is presently wooded and existing <br />vegetation will only be disturbed to accommodate the tower and entrance road. <br />There are no existing towers smart one mile of Ws site on which the applicants <br />could co-locaze however, an application has been received from Spectmsite <br />Communications, Inc. for a 199 ft telecommunications tower approximately <br />1 33 miles cut of Ws site. This proposal is scheduled to be heard before the <br />Orange County Board of Adjustment in their September meeting. <br />The application indicates this tower can structurally accommodate 5 users. Gearon <br />has indicated they are willing b negotiate with other users to attach additional <br />communication facilities provided they do not interfere with the primary, purpose <br />of the tower. <br />The facility will be unmanned; therefore, water and sewer facilities will not be <br />required. Once Comtructed the tower will only he visited for scheduled <br />maintemeace and emergencies. <br />RECO1,4MBNOATION: Article 8.43 of the Zoning Ordimvice requires that the Zoning Officer's <br />recommrndetion be presented to the Planning Board within 45 days of receipt of <br />an application. The 45 -day period may be extended up to W days with the written <br />commit of the applicant. The public bearing is the tune scheduled for presentation <br />of the Zoning Officer's recommendation. <br />The Zoning Officer has we received intervention which would establish grounds <br />for mawsg a reagarivefiniing on the general standards. These standards include <br />maintaining or promoting the public health, safety, and general welfare, <br />maintaining or eNwncing the value ofcontiguorseproperly, and the use being in <br />compliance with the general plan for the physical development cliche County <br />The Zoning Officer heir reviewed the application, the site plan and all supporting <br />documentation and has found that the application does comply with the specific <br />standards and required regulations concerning the Special Use Permit <br />Provided the Planning Board and County Commissionersfind in the affirmative <br />on the general standards, the Zoning Officer recommends; approval of the request <br />for a Special Use Permittor flowers Communications subject to me fonowin one <br />conditions: <br />
