The developers of Woodgreen submitted a single Concept Plan under the conservation option of <br />flexible development. The proposal included 10.59 acres or 34.5% open space. <br />The open space will be privately owned as part of the lots and will be preserved through a <br />conservation easement or restrictive covenants. It will protect wooded land on gentle slopes, <br />Rocky Run, and adjacent floodplain and stream buffers. A portion of the protected open space <br />will minimize visual impacts by preserving the open area adjacent to Dimmocks Mill Road. <br />The Carl and Theresa Chambers subdivision is located in Cedar Grove Township north of <br />Carr Store Road (SR 1126) between NC Highway 86 and Compton Road (SR 1353) and adjacent <br />to the East Fork of the Eno River. The site lies within the Upper Eno Critical Area and Protected <br />Watershed. <br />The 19 -acre site is predominately wooded with mature <br />hardwoods, pines and small hardwoods, with a small area in early <br />succession. Large specimens of red oak, and a twin poplar, both <br />exceeding 30 inches in diameter, were denoted on the Concept <br />Plan and included in the protected open space. The plan was <br />modified after the site visit to protect the significant trees. <br />The Concept Plan follows the conservation option of flexible <br />development, with 9.35 acres or 49% open space. The open space <br />protects wooded land on gentle slopes, streams, floodplain, the <br />adjacent stream buffers, as well as buffers along the subdivision <br />boundaries. <br />Twin poplar <br />MTK Development is located in Eno Township on both sides of Yates Road (SR 1563) east of <br />Palmers Grove Church Road (SR 1562). The 38.34 acre tract lies within the Lower Eno <br />Protected Watershed. The site centers around a stream valley created by an unnamed intermittent <br />stream that flows north approximately one mile to the Eno River. Primary conservation areas <br />include the stream and scattered slopes estimated to be over 25 percent. The remainder of the <br />site is considered Secondary Conservation Area, composed of woodland and/or slopes greater <br />than 15 percent. The subdivision retains nearly 50% of its total area in open space. <br />The plan for MTK Development follows the conservation option of flexible development. The <br />18 acres of protected open space includes wooded land on moderate to steep slopes, the creek <br />and adjacent stream buffer, as well as buffers along the roads and the subdivision boundaries. <br />Field View subdivision is located in Cheeks Township on the north side of West Lebanon Road <br />(SR 1306) on both sides of Frazier Road (SR 1342). It is also situated on the ridge line <br />separating the Neuse and Cape Fear River Basins. The 81.57 -acre tract falls within both the Back <br />Creek Protected Watershed and Upper Eno Protected Watershed. The site is characterized by <br />mostly open fields that are gently rolling away from the ridgeline running northeast - southwest. <br />The northern 20 percent of the former farm is wooded.
