`pocket parks' will create points of destination for residents. The Planned Development <br />standards require recreation areas, and the developer has decided to focus on small parks to <br />provide them. <br />Mr. Murray pointed to a drawing of the concept plan and showed the 100 ft. -wide landscape <br />buffer that will be created. In some places, the buffer is wider than 100 ft. <br />A citizen expressed her concern about the density of the development and the large number of <br />lots. She stated that she and others had moved to Hillsborough for its small town atmosphere. <br />This proposed development, she said, is a threat to that, and she stated her opposition to the <br />development. <br />Another citizen was concerned about the variation in architecture. The citizen asked, will this <br />look like Levittown [Long Island, NY]? Mr. Murray replied that the Lawrence Road <br />Subdivision will have strict architectural controls but will emphasize diversity in the house <br />designs. <br />Another citizen asked if the developer would consider building fewer, but larger houses on <br />bigger lots. She was concerned about the impact of this development on property values. Mr. <br />Murray suggested to the citizens in the audience that they look at the Downing Creek <br />development in Chapel Hill. This will be similar to what is proposed for the Lawrence Road <br />subdivision. <br />There was some discussion of drainage issues. Concerns were expressed about drainage into the <br />dry detention area. A citizen wanted to know where the sewer line for the Lawrence Road <br />Subdivision is being connected. Mr. Murray said that pump station will be built in the lower <br />area of the tract. <br />The Lawrence Road Subdivision Concept Plan is the seventh Flexible Development Concept <br />Plan presented in the fiscal year beginning July 1, 1997, and the fourteenth Concept Plan <br />submitted since the Subdivision Ordinance was revised in 1996. <br />Ms. Cameron and Mr. Belk thanked everyone for attending this Neighborhood Information <br />Meeting. <br />2 <br />
