additional land adjacent to this development. The development should enhance property values.
Some of the homes in the proposed development may cost more than $200,000.
There was general discussion about NCDOT policies and the agency's response to local
concerns. There was a consensus among the citizens present that Yates Road is very narrow,
which should be a serious safety consideration of the NCDOT.
A citizen asked about the future of city limit expansion. The County Land Use Map was used to
indicate that the proposed development is located outside of Transition Areas, where urban
growth is planned.
Ms. Cameron answered some general questions about the development process. The Planning
Board may approve the concept plan. At that point, the developer has 12 months to submit a
Preliminary Plat. The Board of Commissioners may ultimately adopt a Resolution of Approval
for the Preliminary Plat, which will include the comments and review of all outside agencies
involved.
The MTK Development: Yates Road subdivision is the eleventh major subdivision Concept Plan
submitted since the advent of Flexible Development.
Ms. Cameron and Mr. Belk thanked everyone for attending this Neighborhood Information
Meeting.
2
