the Planning Staff conducts fiscal impact analyses on subdivisions greater than 10 lots in size.
Also, the school districts review all preliminary plats, and the NC Department of Transportation
reviews plats to consider road impacts.
A citizen asked: what is the best way to ensure the peoples' concerns are being heard? Mr. Belk
encouraged the audience to attend the Planning Board meeting and express their concerns. Ms.
Cameron explained that the Planning Board is composed of citizens appointed by the Board of
Commissioners, and their charge is to make recommendations on major subdivisions. Mr. Belk
encouraged citizens to contact the Board of County Commissioners as well.
Woodgreen is the ninth major subdivision concept plan submitted since the advent of Flexible
Development. Mr. Belk stated that Neighborhood Information Meeting is intended to provide an
opportunity for property owners to ask questions about new developments and the development
process. He felt that this was a very successful meeting that functioned as a Neighborhood
Information Meeting was intended in the Flexible Development ordinance.
Ms. Cameron and Mr. Belk thanked everyone for attending.
