<br />INTRODUCTION <br />Historically the Orange County Public Works Department has provided the <br />following categories of maintenance and services for buildings, facilities and <br />customers: <br />Predictive Maintenance: determining the life expectancy of facility <br />and equipment components in order to service and/or replace them <br />at the optimum time. Predictive maintenance would include roof <br />replacement, HVAC- equipment replacement, etc. Funding <br />requests for predictive maintenance are made based on cost of <br />improvements through either the operating budget or Capital <br />Investment Plan (CIP) budget. The 1998-2008 CIP approved <br />funding for a roof replacement schedule. County staff plans to <br />establish similar schedules and requests for other predictive <br />maintenance needs. <br />Preventative Maintenance: scheduling maintenance service in <br />order to ensure the smooth, continuous operation of equipment and <br />facilities. Preventative maintenance would include regularly <br />scheduled servicing of HVAC equipment (i.e., filter replacement, <br />belt inspection and/or replacement), refrigeration equipment <br />servicing, etc. Funding for preventative maintenance needs is <br />included in the annual Public Works Department operating budget. <br />Corrective Maintenance: improving/maintaining the performance <br />of existing equipment and facilities. Corrective maintenance would <br />include repair and/or replacement of damaged wood, deteriorated <br />masonry work (bricks, blocks, concrete), etc. Funding for corrective <br />maintenance needs may be addressed through either the annual <br />Proposed Facility Improvements -1998/99 1 Last printed 10/01/98 11:41 AM <br />
