4 <br />applicant is proposing to rezone two parcels totaling 3.23 acres (140,876 <br />square feet) from Rural Residential (R-1) to Low Intensity Residential (R-2). <br />The subject property is referenced as part of lot 17 on Tax Map 4. <br />The proposed R-2 zoning would be located adjacent to the proposed <br />entrance to the planned development on US Highway 70A and would <br />allow the development of seven (7) 20,100 square foot lots with access <br />to the proposed entrance road. <br />3. PD-3-98 Lawrence Park Planned Development <br />The property is located in Eno Township on the east side of Lawrence <br />(SR 1709) approximately 400 feet south of US Highway 70A and 200 feet <br />north of Interstate-85. Lannie Drive (SR 1831) intersects Lawrence Road <br />just south of the property. The applicant is requesting a change in zoning <br />ftom Rural Residential (R-1) to Planned Development Housing <br />(PD-H-R-3) for an 83.32-acre parcel. Adjacent land uses are single- <br />family residential zoned R-1, R-2, and R-4, and a church. The property is <br />located in the Twenty-Year Transition Area. <br />The applicant requests a Class A Special Use Permit to allow <br />development of the subject property for 237 single-family residential units <br />at a density of 2.8 units per acre. The parcel is referenced as part of lot <br />17 on Tax Map 4, Eno Township. Proposed lot sizes will average 7725 <br />square feet with an average house size of 1550 square feet. The site plan <br />includes 26.37 acres (31.6%) open space featuring 7.17 acres of <br />improved recreation area. The proposed lots will be served by new public <br />roads and water and sewer ftom the Town of Hillsborough. Access to the <br />site will be from Lawrence Road, US 70A, and Lori Drive. <br />4. Z-4-98 James and Patricia LaTorre <br />The applicants wish to rezone a 19.96-acre lot from Primary Economic <br />Development to Secondary Economic Development in order to <br />subdivide the lot for residential use. The property is located south of <br />Interstate-85 on the north side of West Ten Road (SR 1144), <br />approximately 0.5 mile west of Bushy Cook Road (SR 1137) and <br />approximately 1.25 miles east of Buckhorn Road (SR 1114), and is <br />referenced as lot 2A on Tax Map 44, Cheeks Township. The property is <br />within the I-85/Buckhorn Road Economic Development District. <br />Residential uses are permitted within Secondary Areas in Economic <br />Development Districts; however, the I-85/Buckhorn Road EDD contains <br />only Primary Areas. Water and Sewer services ares not available in <br />that area. <br />Surrounding aregas to the north, east and west are within the I- <br />85/Buckhorn Road Economic Development District.
