In order to serve both the <br />Highrvoods IVlobile Home Park and Lawrence Park, a lift station in the Lawrence <br />Park Subdivision will connect to the sewer line extension in Business US 70 <br />which will in part be a force main and in part gravity flow main. <br />The applicant believes that the rezoning and development of the proposed Law- <br />rence Park Planned Development Housing Subdivision will carry out the purposes <br />of the Comprehensive Plan and. the intent of the flexible development regulations <br />which seek to have one-third of a site set aside in open space. A description of the <br />applicant's plan is provided below: <br />PROPOSED DEVELOPMENT PLAI~i <br />This plan is a request for the subject site to be rezoned from R-1 Single Family <br />Residential into two separate zoning categories. <br />R-2 Zoning - 7 Single -Family Home Lots <br />,. <br />Two small parcels of land totaling 3.28 acres are located at tYl,e entrance to the site <br />from Business US Route 70. This entry area is proposed ~Eo have seven single- <br />family lots. These one-half acre lots provide a transition from the existing single- <br />family homes fronting on Business US 70. <br />PDH-R-3 Zoning - 237 Single Family Home Cluster Development Plan <br />The larger parcel, 83.79 acres of gross lot area, is proposed to be PDH-R-3 Sin- <br />gle Family Residential. In this category, the maximum permitted density is 3 <br />dwelling units per acre. The proposed development of 237 lots has a density of <br />2.8 dwelling units per acre. <br />
