This amounts to 30.8% <br />of the site. Open space will be owned and maintained by a homeowners associa- <br />tion. The 25.87 acres includes the following components: <br />1) A 100 feet wide perimeter buffer is provided azound the PDH-R-3 site. In lo- <br />cations where there is no existing vegetation within the 100 feet buffer, two <br />forms of plantings are proposed. In the 25 feet immediately adjoining the pro- <br />posed lots, a double row of staggered Virginia Pines are proposed. This <br />vegetation will mature rapidly and quickly provide a visual buffer to sur- <br />rounding lots. In the remaining 75 feet of the buffer, a mixture of native forest <br />vegetation would be planted and allowed to mature in a fashion which will <br />permit the development of a more natural visual landscape, not an ornamental <br />style buffer. <br />2) The site has 7.17 acres of private recreation area that will be maintained by the <br />homeowners association. This amounts to 8.4% of the PDH-R-3 site. (The <br />minimum required recreation is 7.7%.) Recreation azeas include a tot lot and a <br />pocket pazk with benches and game tables in Phase I. <br />
