p_~ti <br />Orange County Boazd of Commissioners <br />September 28, 1998 <br />Page 4 <br />Access and Roadways <br />Two primary and one secondary access points to the site are proposed. One pri- <br />mary entrance is located on Lawrence Road (Phase I); the second is located on <br />Business US 70 (Phase II). At each of these entrances protected left turn lanes <br />meeting NCDOT standazds will be constructed along with safe bus turnout lanes <br />for future use by public & school buses. The secondary access point is in Phase III <br />and would connect the site with the existing right-of--way of Lori Drive on the <br />southern side of the site. <br />All roads within the site are proposed to be public, designed and built to NCDOT <br />standards, and dedicated to NCDOT upon completion of the required number of <br />lots per road length. <br />The design for internal collector streets is 35 feet in width with curb and gutter. <br />The remaining internal streets are 27 feet wide with curb and gutter. There will be <br />5-foot .wide sidewalks on each side of all streets within the development. The <br />homeowners association and individual homeowners will maintain sidewalks. <br />Roadway and Lot Arran eft ment <br />A neo-traditional pattern of roadways and lots is proposed, tempered by the needs <br />to observe and blend with the existing topography, vegetation, and utility service <br />requirements. With one-exception there aze no cul-de-sacs in the proposal and <br />future connections from this site to properties to the east and southeast of the site <br />are shown. <br />Lot & Home Sizes and Value <br />The proposed lot sizes for Lawrence Pazk aze between 7,450 squaze feet and 8,000 <br />squaze feet. Fifty-three percent (53%) of the lots (126) will have permanent open <br />space bordering their reaz or side lot lines. The remaining 111 lots will shaze a <br />common reaz property line with a neighboring lot, much in the small town tradi- <br />tion. <br />Seven different home styles, most with garages, will be offered in Lawrence Pazk. <br />The range of size will be between 1,200 squaze feet and 1,750 square feet.
