HEFFNER <br />REALTOR CONSULTANT REAL ESTATE APPRAISER <br />103 Porter Place Chapel Hill, North Carolina 27514 (919) 929-0518 Fax (919) 929-0758 <br />Orange County Board of Commissioners <br />208 South Cameron Street <br />Hillsborough, North Carolina 27278 <br />Re: Lawrence Road Subdivision. <br />At the request of East West Partners Development Company and Meadowmont Farms LLC, I <br />have examined the proposed development plan for the Lawrence Road Subdivision. The <br />purpose of my analysis was to determine the potential impact that the development would <br />have on the values of contiguous property. <br />The properties adjoining the subject tract to the south are generally occupied by mobile or <br />modular homes (Lannie Drive, Lori Drive, and Jay Circle). The properties adjoining to the <br />east, west and north are made up of a mixture of mobile homes and single family residences. <br />The majority of adjoining residences appear to be in a price range equal or lower than the <br />probable price range of the houses that would be built in the proposed subdivision. <br />Additionally, a .100 foot landscaped buffer is provided around the perimeter of the proposed <br />subdivision. It is my opinion that this buffer will reduce the impacts of the subdivision on <br />the contiguous properties. <br />Based on my analysis of the proposed Lawrence Road Subdivision and of the contiguous <br />properties, it is my opinion that the Lawrence Road Subdivision will maintain or enhance the <br />value of contiguous property. <br />Respectfully submitted, <br />l~ ~.~ <br />Thomas H.
