Provision will be made for future bus pull-offs adjacent to <br />the access points on Lawrence Road and US 70 Business. <br />4. Subdivision streets. Subdivision streets will include sidewalks on both <br />sides of the street, bicycle-safe drainage grates, mountable curbs, bicycle <br />pavement markings adjacent to the deceleration lanes on Lawrence Road <br />and US 70 Business. [t is anticipated that all streets will be accepted by <br />NCDOT for maintenance. Any subdivision sweets not accepted by NCDOT <br />and all sidewalks will be maintained through a homeowners organization. <br />5. Parking. The parking spaces for the n~o recreational sites will conform <br />with requirements of the Orange County Subdivision Regulations. <br />Specifically, the recreation area in the northern portion of the subdivision <br />will have 16 parking spaces, and the recreation area in the central portion of <br />the subdivision will have l6 parking spaces. <br />This subdivision aze anticipated to consist primarily of two-car households. <br />All of the driveways will be long enough to park at least two cars, and <br />many would be two cars wide. Many of the home sites would include <br />garages. Guests and some homeowners may occasionally park on <br />subdivision streets, but no parking will occur outside the subdivision. The <br />parking serving the recreation areas will serve as overflow parking for large <br />parties. The mountable curbs will allow parked vehicles to pull partly off <br />the road to provide sufficient room for moving vehicles. A survey of <br />parking in Downing Creek, a subdivision with similaz density and street <br />width, indicated that few vehicles park on streets and that these do not <br />create operational or safety problems. For the 206-lot subdivision, 15 <br />vehicles were pazked on the street at 3:00 PM, including sis vehicles at a <br />birthday party. A survey at 7:00 PM showed 22 vehicles parked on the <br />street. In no case were two vehicles parked directly across the street from <br />each other.
