NORTH CAROLINA <br />COUNTY OF ORANGE <br />LEASE AGREEMENT RENEWAL <br />WHEREAS a lease agreement was made and entered into as of the 30th day of July, 2004, by <br />and between the County of Orange, (the Tenant) and JCBH Properties, LLC, a Limited <br />Partnership (the Landlord) for space to be used as the operations base for parks staff at 503 <br />Cornerstone Court, Hillsborough, North Carolina; <br />WHEREAS, the County and the Owner mutually agree to the following: <br />1. The lease agreement will be continued for a period of one year commencing on <br />August 1, 2010 and ending at 12:00 midnight on July 31, 2011. <br />2. Rental amount shall remain at current levels — $37,155 per year ($3,096.25 per <br />month). <br />3. Landlord will be responsible for all costs of water during the renewal period <br />through July 31, 2011. <br />4. Tenant may choose to renew lease for three additional one -year terms should <br />Tenant choose to do so, at a 3% per year increase in rental fee. <br />5. Upon 60 days written notice to Landlord, Tenant may terminate lease with no <br />penalty. <br />6.
