G?2 7~ VALLEY - P$ELIL' xNAfiY_PLA13 <br />Conrissior_er T,~;hitted noted that because of the size of the lots, <br />the usage of this road, and the amount of development in the area, the Class <br />"F" private road as recommended by the Planning Department would not be <br />adequate. There is a mobile home park at the end of this road with seventeen <br />homes. <br />Commissioner :=arshall pointed out that the Board has never <br />approved a class "A" road for this type of.subc'_ivision. <br />Smith pointed out that the planning staff's recommencation was <br />for a state maintained road because of the. lots proposed and the number of <br />mobile homes. The Planning Board was concerned about creating a paved road <br />between two unpaved sections of road and therefore recommended a Class "A" <br />Road. The Developer did decrease the number of lots so he would not be <br />required to pave the road. <br />Comr.:issioner PThitted expressed approval far following state <br />standards as development occurs. <br />Susan Lewis spoke on behalf of Jimmy Freeland who owns the <br />trailer earl: cvho has been maintaining the road. IL developed with a Class <br />"A" Private ~:oad, I4r. Freeland could not be es:pected to lceep it up and the <br />road would deteriorate. Once the subdivision is built, 30 families will be <br />using the road. Clearly, there are more than ten lots when you count the <br />mobile homes at the end of she road. Lewis pointed out that the subdivision <br />or:'inance a~.loc~is private roads to preserve natural areas through special <br />
