Impervious Surface/ <br />Detention Pond <br />Requirements <br />(Residential) <br />Impervious Surface/ <br />Detention Pond <br />Requirements (Non - <br />Residential) <br />Upper Eno "Protected" I Upper Eno "Critical Area" <br />• 12% impervious surface limit for existing <br />and new lots outside of Transition Areas <br />as designated on the Orange County <br />Land Use Plan. <br />• BMPs [Best Management Practices] <br />cannot be used to satisfy watershed <br />impervious surface requirements. <br />• 30% impervious surface limit for <br />developments which exceed a density of <br />1 du /acre within Transition Areas. <br />Structural BMPs are required if <br />impervious surface exceeds 12 %. <br />• 70% impervious surface limit in <br />Commercial and /or Industrial Nodes as <br />designated in the Land Use Element of <br />the Comprehensive Plan (high- density <br />option) with structural BMPs if impervious <br />surface is greater than 12 %; <br />AND <br />50% impervious surface for all fire <br />stations and solid waste collection <br />centers outside of Commercial and /or <br />Industrial Nodes as designated in the <br />Land Use Element of the Comprehensive <br />Plan, with structural BMPs if impervious <br />surface is greater than 12 %; <br />AND <br />• 12% impervious surface for all other non- <br />* 6% impervious surface limit except for lots <br />smaller than 2 acres which existed prior to <br />1/1/94, which are subject to a sliding scale <br />contained in Section 6.23.3 of the Zoning <br />Ordinance.
