3 <br />a. There is approximately four point two (4.2) acres of existing property zoned Local <br />Commercial One (LC-1) within the Node, and <br />b. There is approximately five point five (5.5) acres of existing property zoned <br />Neighborhood Commercial Two (NC-2) within the Node. <br />7. The Zoning Officer agrees that the request is an acreage expansion of an existing non- <br />residential land use and is reasonable given the issues relating to the location of the <br />septic system and further finds that the request is consistent with the requirements of the <br />Ordinance. <br />STAGE RECOMMENDATION: Staff recommends the Board approve this request based on the <br />following: <br />A. Recent amendments to Article Four (4), specifically Sections 4.2.8 and 4.2.9, of the <br />Ordinance have increased the total cumulative amount of allowable non-residential zoned <br />property within a Rural Community Activity Node to ten (10) acres of LC-1 and ten (10) <br />acres of NC-2. <br />B. As previously indicated there is already four point two (4.2) acres of existing property <br />zoned Local Commercial One (LC-1) and five point five (5.5) acres of existing property <br />zoned Neighborhood Commercial Two (NC-2) within the White Cross Rural Community <br />Activity Node, and <br />C. In approving this petition, there will be six point eighty-six (6.86) acres of NC-2 zoned <br />property within the Node leaving a balance of three point fourteen (3.14) acres of <br />allowable NC-2 zoned property. <br />FINANCIAL IMPACT: This request has been reviewed by various County departments who <br />have determined the approval of the request will not create the need for additional funding for <br />the provision of County services. <br />NOTIFICATION PROCEDURAL REQUIREMENTS: In accordance with Article Twenty (20) of <br />the Zoning Ordinance, the Zoning Officer hereby certifies: <br />1. Staff caused a notice of the public hearing, indicating that this rezoning petition would be <br />reviewed by the Board of County Commissioners, to be published in accordance with the <br />requirements of the Ordinance, <br />2. Staff notified all adjacent property owners, within five hundred (500) feet of the subject <br />property, of the submittal of the rezoning petition and informed them of the date and time <br />of the public hearing via certified mail, <br />3. Staff posted a sign on the subject property providing notice of the public hearing. <br />Attachment Three (3) of this abstract contains: <br />1. A copy of the Certification of Mailing. <br />2.
