Hillsborough. By traveling northeastward on Orange Grove Road and then taking <br /> Old NC 86 south, one can get on 2-85 about two miles from The Timbers. By <br /> traveling southwest on Orange Grove Road and taking two other State roads to <br /> the west that doss under 1-85, one can get into west Hillsborough in the area <br /> of Hillsborough Textiles with about three miles of travel. <br /> The traffic generated from The Timbers will not overload Orange Grove Road. <br /> ?Although the current traffic ;oad on Orange Grove Road is not now known to the <br /> Developer, The Timbers Development should add only about 100 vehicles per hour <br /> to the peak hour traffic. (The average traffic generated by The Timbers <br /> would be only about 30 vehicles per hour.) The peak hour capacity of Orange <br /> Grove Road, assuming about 40 mile per hour traffic and typical delays for <br /> turning onto Orange Grove Road, would be about 1600 cars per hour. <br /> UTILITIES <br /> Water and sewer service will be provided by connection to the Town of Hillsborough <br /> systems. In the case of sewer, Hillsborough has a rather new 2.0 MGD wastewater <br /> treatment plant that is currently operating at only 30 percent capacity. There <br /> is an existing sewer force main that runs along Orange Grove Road from a pump <br /> station at Grady Brown School and that force main has considerable excess <br /> capacity to receive the wastewater flow from this development. The Developer <br /> proposes to install a sewer pump station at the north edge of the mobile home <br /> lots, and pump the wastewater south along the entrance drive to a connection <br /> into t'ze existing force main at Orange Grove Road. Between the pump station and <br /> the mobile home, all sewer service will be by gravity flow. <br /> As for water service, the Town of Hillsborough has a rather new 3.0 MGD water <br /> treatment plant facility, which is currently operating at only 37 percent <br /> capacity. There is an existing waterline on Orange Grove Road which runs from <br /> Hillsborough to the Grady Brown School, and this line also has considerable <br /> excess capacity and can be tapped to serve The Timbers. The elevation of this <br /> development is high relative to the elevation of the Town of Hillsborough, but <br /> the waterline already has a booster pump station located approximately 2000 <br /> feet northeast of the site, which increases the pressure in the maximum sur- <br /> face elevation in the area of The Timbers and Grade Brown School. The existing <br /> waterline is 8 inches in diameter and the demand from The Timbers will not <br /> place a significant burden on the line. <br /> The streets will be maintained by the Developer, or his successor in ownership, <br /> who will retain ownership of all of the land. The streets will be graded and <br /> drained generally in accordance with NC DOT Subdivision Roads standards. Base <br /> course will be 5 inches of ABC ("crusher run") , and then asphaltic surface <br /> treatment will be applied to the surface. <br /> EROSION CONTROL PLAN <br /> An erosion control plan for development of The Timbers has been submitted to <br /> and approved by the Orange County Erosion Control Officer. <br />
