The Timbers was approved February 1, as n <br /> Residential--8) zone. This revision and addition would realign one of the <br /> roads in Phase IV and create 10 additional mobile home spaces. There would <br /> be a total of 28 spaces in Phase IV and 90 spaces in the total development. <br /> The site is located in the Orange Rural Fire District. <br /> IMPACT: The property involved is located in a ten year' transition area as designated <br /> by the Land Use Plan. Floor area, open space and livability space requirements <br /> are shown on the site plan for the total development. Privacy of each unit <br /> is minimal due to close proximity of the mobile homes and minimal building <br /> setbacks. A private paved road will be provided with public water and sewer. <br /> All traffic'will.enter onto Orange Grove Road which is designated as a Collector <br /> Road in the Orange County Land Use Plan. <br /> 1COMMENDATION: Planning Staff recommends approval. <br />
