BOARO CF CaOnSSIOYERS Action Agenda <br /> N=M-G AAT 1/24/83 <br /> Sab]ec 4: Rezoning Application for James Freeland <br /> 8 'r�1t: Planning PtzbLc H?e3r321g: X yeS <br /> Application, Tax Map 1dfO=Mti0n Marvin Collins <br /> Ply_ NL=be=. 732-8181 EXT. 347 <br /> 'K � To receive citizen input and comments on the proposed zoning change for ten <br /> acres of property from R-1 to R-4 requested by James Freeland. <br /> The property is located in Hillsborough Township and is shown as lot 4 on <br /> Tax Map 45 adjacent to N.C. 86 and Wood Brothers, Inc. An R-4 zoning <br /> classification would allow the development of a subdivision with a minimum <br /> of 10,000 square foot single family lots. This medium intensity residential <br /> district would require that public sewer and water exist at the site or be <br /> proposed as part of the development. The developer proposed a package <br /> sewer treatment plant to handle the first phases of development and extension <br /> of city water lines also. The site is located in the 'Orange Rural Fire <br /> District. The rezoning request covers the southerpmost ten acres of this <br /> tract. <br /> IMPACT: the property is located in a Rural Residential area as designated by the <br /> Land Use Plan. For the proposed rezoning to conform to the Land Use Plan, <br /> the ten year transition area would have to be extended south from I-85 to <br /> encompass this area. Residential development at R-4 would not be incompatible <br /> with the existing development in the area or with possible future development. <br /> s <br /> .ECOMMENDATION: Planning Staff recommends approval of the rezoning request from R-1 to R-4, <br /> provided that public water and sewer are provided as part o.f the development <br /> process. <br />
