This balance is primarily due to the significant portion ofnon-single family homes in the county. <br />In contrast to the. State and the above Triangle communities. 20,243 of the County's estimated <br />46,322 dwelling units are either multi-family units or manufactured homes. This relative balance. <br />between single-family dwellings, mobile homes and multi-family units, found on the county <br />level changes as rural and municipal housing supply is examined independently. <br />Nineteen-ninety census data reveals that multi-family housing is largely concentrated within <br />municipal portions of the County. As of the 1990 Census, 96% of all multi-family housing was <br />located in County municipalities. The overwhelming majority of this multi-family housing was <br />located within the municipal limits of Chapel Hill and Carrboro. When aggregated. these two <br />towns account for 96% of the 11,920 multi-family units found in the County's four municipal <br />areas (Chapel Hill, Carrboro, Hillsborough and Mebane). <br />In contrast the 1990 census reveals that manufactured housing, a.k.a. mobile homes, are <br />concentrated in rural portions of the County. An estimated 72% of all manufactured housing as <br />of March 1990, is located in rural Orange County. Within rural Orange Eno Township contains <br />the largest number of manufactured homes (891), followed by the rural portion of Chapel Hill <br />township (850), Bingham (780) and the Waal portion of Hillsborough (744) Township. <br />The distribution of single family housing represents a significant departure from that of multi- <br />family and mobile homes. Fifty-one percent of the of the County's 20,819. total single family <br />units are located in rural areas. The numerical difference between the amount of single family <br />dwellings located in municipalities and those in rural Orange is 491 dwelling units. <br />Building activity since April 1990 reveals that within the last eight years the spatial distribution <br />of multi-family and manufactured housing dwelling has changed little, if anything historic <br />distinctions between rural Orange and municipalities have intensified. This differs from Census definitions which delineate <br />municipalities based on their corporate limits <br />In addition to the varying location of Orange County's housing supply analysis reveals that there <br />is noticeable difference within Orange County's rental and owner occupied housing supply. <br />Based on the 1990 Census the overwhelming majority (75%) of rental properties in Orange <br />County contain a maximum of 2 bedrooms. This is in contrast to owner occupied dwellings in <br />Orange County, of which 74% contain three or more bedrooms. Using census total for Chapel.. <br />Hill Township as a measurement of the variability in bedroom size in the Towns of Chapel Hill <br />and Carrboro, it appears that 84% of rental properties contain 2 bedrooms or less, while 61 % of <br />owner occupied dwellings have more than 3 bedrooms. <br />11 <br />
