Orange Community Housing Corporation <br />Work Plan 1997-99 <br />Complete and sell final home in Magnolia Place by 3/31/98. Finalize transfer of <br />homeowners association to homeowners by 3/31/98. Complete project closeout <br />activities, including warranty items by 6/30/98. <br />Complete the construction of six Carr Court Townhouses by 6/30/98. Develop <br />marketing plan and list townhomes on TMLS by 3/1/98. Complete unit sales as <br />soon as possible and in no case later than 12/31/98. When all units are sold, <br />assist homeowners with start-up of Townhome Association. All Association <br />activities should be completed by 3/31/99. <br />Administer the Urgent Repair Program completing at least 30 home repairs by <br />12/31/98 with existing funding from NCHFA, HOME funds and Habitat for <br />Humanity. Potentially, this program will be extended with Disaster Recovery <br />Funds from Chapel Hill to complete repairs on an additional 30 homes. Prepare <br />proposal to improve fiscal and administrative feasibility of the program. <br />Work with the Town of Chapel Hill to redesign a site plan for. the town-owned <br />land on Scazlett Drive by 6/30/98, provided that fiznding is available to cover <br />additional architectural and engineering costs. Submit and receive permits for <br />construction by 12/31/98, provided that an expedited review process is used. <br />Conduct market research study to determine most realistic option for the <br />consumer. <br />Begin construction on 32 townhomes in Meadowmount Subdivision within one <br />year of approval of the larger Meadowmount Development and complete <br />construction one year later. Assuming engineering costs are covered, the <br />timeline would be as follows: <br />Meadowmont Development <br />Approval To Be Determined <br />Revise Drawings 2-3 months <br />Expedited Review 4-5 months <br />Development of Construction 4-5 months <br />Documents/Final Plan Review <br />Construction 12 months <br />
