Provisions for protection of existing trees as shown on the approved landscape <br /> plan shall be included in a document describing development restrictions and <br /> requirements to be prepared by Planning Staff and recorded concurrently with <br /> III the Final Plat. <br /> D. Parkland <br /> 1. Cash in the amount of $623.00 (1/35 x $948.16/acre = $27.09/lot x 23 lots = <br /> $623.00) shall be paid to Orange County as payment in lieu of parkland <br /> dedication. <br /> 2. The entirety of the common area to be shown on the Final Plat(s) shall be <br /> irrevocably dedicated to the homeowners association for recreation/open space <br /> use by residents of the subdivision. Front yard setbacks shall be 75 feet on lots greater than or equal <br /> to 2.00 acres in size but less than 4.00 acres. Front yard setbacks shall be 125 <br /> feet on lots equal to or greater than 4.00 acres in size. Due to the location of <br /> existing trees and drainage patterns along the edge of the woods, lots 10, 11, <br /> III 12, 17, 19, 20 and 22 shall have 150 foot front setbacks.
