Article 30-3:Zoning Districts <br /> Section C:Special Base Zoning Districts <br /> Subsection I:General Purposes <br /> (a) Classification of Base Zoning Districts <br /> Land shall be classified or reclassified into a base zoning district only in accordance with the procedures and <br /> requirements set forth in Section 30-2.C.1,Map Amendment(Rezoning). <br /> (b) Relationship to Overlay Zoning Districts <br /> Regulations governing development in an overlay zoning district shall apply in addition to the regulations <br /> governing development in the underlying base zoning district If the standards governing a base zoning district <br /> expressly conflict with those governing an overlay zoning district,the standards governing the overlay zoning <br /> district shall control. <br /> (c) Organization of Base Zoning District Regulations <br /> Sections 30-1<> through 30-3.<> set out the general purposes of each group of base zoning districts and <br /> contain subsections that set out the purpose and bulk and dimensional standards for each individual base <br /> zoning district These subsections have a common structure consisting of a purpose statement, applicable <br /> dimensional standards,a photograph showing a hypothetical preferred building form for the district,a graphic <br /> depiction of hypothetical street layout and lot patterns,and a hypothetical graphic depiction of the district's <br /> bulk and dimensional standards as applied to typical lot patterns and building forms. The building form <br /> photographs and lot pattern diagrams are for illustrative purposes only,and may not be consistent with all the <br /> dimensional requirements. In these cases,the dimensional requirements text of this Ordinance shall control. <br /> Article 30-4: Use Standards, includes Table 30-4A2, Use Table, a summary use table specifying permitted, <br /> special, and allowable uses for each of the base zoning districts and references any standards specific to <br /> individual uses. <br /> ,C. SPECIAL BASE ZONING DISTRICTS <br /> 1.
