Article 30.3:Zoning Districts <br /> Section D:Residential Base Zoning Districts <br /> Subsection 2:Zero Lot Line Development <br /> Preserve the unique character and historic resources of the traditional neighborhoods and the <br /> community. <br /> 2. ZERO LOT LINE DEVELOPMENT"' <br /> In addition to traditional development of allowable uses on a lot within a particular base zoning district subject to a <br /> set of district-specific dimensional standards regarding lot area, lot width, and setbacks,this Ordinance also allows <br /> zero lot line development in the residential and some business districts subject to review and approval of a major site <br /> plan (See Section 30&-2.<>.). special use permit (See Section 30-2.<>.) approval for zero lot line developments of <br /> three acres or less within developed areas, and conformance with all applicable use standards (Article 30-4), <br /> subdivision requirements(Article 30-6),and design and development standards(Article 30-w5). <br /> (a) Applicability <br /> The zero lot line development option shall be available to development in all base zoning districts except the <br /> CD,AR,and MH distilcts. <br /> (b) Procedure <br /> (I) Major Site Plan Required <br /> All applications for zero lot line development shall be reviewed as am or s'rce plan in accordance with <br /> the procedures and requirements in Section 30-2.C.5,Site Plan. <br /> (2) Special Use Permit Required <br /> A Special Use Permit(See Section 30-2.<>.)shall be required for zero lot line development proposed <br /> on a lot or site that is: <br /> a. Located wrrhin the SF-15,SF-10,SF-6,or MR-5 di and <br /> ba Less than three acres in size;and <br /> c. Located within a developed area of the city. <br /> For the purposes of this subsection, "developed area'shall mean a lot or site adjacent to an existing <br /> platted subdivision or that borders a nonresidential use on two or more sides. <br /> (c) Standards <br /> (1) Density <br /> Zero lot line development shall comply with the maximum allowable gross density and maximum <br /> height requirements in the base zoning district where proposed,and the following standards: <br /> (2) Minimum Development Size <br /> Zero lot line development located within the SF-15,SF-10,and SF-6 distHas shall be located on a lot <br /> or site of at least 40,000 square feet in si ze. <br /> (3) Setbacks Along the Development Perimeter <br /> a. All front,side,corner side,and rear setbacks for the base district shall apply to lots comprising <br /> the outer perimeter of a zero lot line development, but shall not apply to lots internal to the <br /> development. <br /> b.
