Benedict, AICP, Director <br />February 5, 2010 <br />NOTICE OF PUBLIC HEARING and <br />Public Information Meeting <br />Comprehensive Plan -Land Use Element Tex# and Map Amendments and <br />Zoning Ordinance and Atlas Amendments <br />Pertaining to Watershed Critical Areas <br />Dear Property Owner: <br />This letter. is to notify you of an upcoming public hearing pertaining to proposed <br />Comprehensive Plan (Land Use Element Map} and Zoning Atlas changes that affect <br />your property. This notification is occurring in accordance with Articles 2 and 20 of the <br />Orange County Zoning Ordinance. <br />Orange County is proposing regulatory amendments to "Watershed Critical Areas" that <br />will affect the Upper Eno watershed. A list of regulatory sections proposed for <br />amendment is included at the end of this letter. These proposed amendments wiA result <br />in changes to the current boundary of the Upper Eno Watershed Critical Area. Your <br />property, or a portion~thereof, is proposed to be included in a Watershed Critical <br />Area. Additionally, your property may be located within 500-feet of other affected <br />parcels. This action, if approved by the Board of County Commissioners, will result in a <br />change to which zoning regulations (such as maximum density and impervious surface <br />limits) your property is subject to. Maps, text changes, and other information regarding <br />.the proposed changes can be viewed at the following website: . <br />httpa/www.co.orange.nc.us/planning/CriticalAreaAmendments.asp <br />The Orange County Board of Commissioners and Planning Board will hold a Joint <br />Pubiic Hearing on the proposed changes on Monday, February 22, 2010 at 7:00 p.m. <br />at the Central Orange Senior Center located at 103 Meadowlands Drive in Hillsborough, <br />North Carolina. Interested persons are invited to address the boards with their <br />comments regarding the proposed amendments. at this Joint Pubiic Hearing. <br />Prior to the public hearing, Planning Department staff will hold a Public Information <br />Meeting to provide interested persons with an opportunity to speak with Planning <br />Department staff individuaiiy and to have amendments clarii'ied on an individual basis. <br />The Public Information Meeting will be held on Wednesday, February 17, 2010 in the <br />®~Dp¢e ~ gOgq'p <br />Administration ~ 131 V6t.
