131 <br />Article 30-3: Zoning Districts <br />Section D: Residentlal Base Zoning Disvicts <br />Subsection 2: Zero Lot Line__-- Do~ei°Pme~~ <br />(h) Preserve the unique character and hisxoric resources of the traditional neighborhoods and the <br />community. <br />Z, ZERO LOT LINE DEVELOPMENT"' <br />set ofld'osvict-spee'ific d mensilonal standardls egalyding lot area,tlot width aandcsetbacks, this' Ord nan esalso allows <br />zero lot Tine development in the residential and some business disvicts subject to review and approval of a major srce <br />royal for zero lot line developments of <br />plan (See Secdon 30-2.<>.), special use permit (See Section 30-2.0.) aPP licable use standards (Article 30-4), <br />three acres or less within developed areas, and conformance with all apP <br />subdivision requirements (Article 30-6), and design and development standards (Article 30-5). <br />(a) APPlicability <br />The zero lot line development option shall be available to development in all base zoning disvicts except e <br />CD, AR, and MH disticts. <br />(b) Procedure <br />(I) Major Site Plan Required <br />All applications for zero lot line development shall be reviewed as a major site plan in accordance with <br />the procedures and requirements in Secdon 30-2.C.5, Site Plan. <br />(2) Special Use Permit Required <br />ASpecial Use Permit (See Section 30-2.<>.) shall be required (or zero lot line development proposed <br />on a lot or site that is: <br />a, Located within the SF-I5, SF-10, SP-6, or MR-5 district; and <br />b, Less than three acres in size; and <br />~, Located within a developed area of the city. <br />For the purposes of this subsection, "developed area' shall mean a lot or site adjacent to an existing <br />platted subdivision or that borders a nonresidential use on two or more sides. <br />(c) Standards <br />(I) Density <br />Zero lot line development shall comply with the maximum allowable gross density and maximum <br />height requirements in the base zoning disvict where proposed, and the follovring standards: <br />(2) Minimum Development Size <br />Zero lot line development located within the SF-I5, SF-10, and SF-6 districts shall be located on a lot <br />or site of at least 40,000 square feet in size. <br />(3) Setbacks Along the Development Perimeter <br />~ thef outer perimeterrof aezero lot linetdevelopomen4 bucoshall not applyptoylotsi eternal to the <br />development <br />b.
